即墨市原服装批发市场位于鹤山路中段,东临利群购物广场,南临鹤山路,西至市场西路,北至西北关新村,用地105亩。A地块为项目建设用地,面积49647.35㎡(合74.5亩),该地块出让方式为转让。B地块30.5亩,为公共服务用地。
一、项目规划条件
根据城市总体规划和鹤山路商贸区要求,该区域建成集商业、商住、酒店、办公等功能于一体的综合性商贸中心。商业部分建筑面积不低于10万平方米,商住、酒店、办公部分建筑面积不低于7万平方米。综合容积率3.5左右。B地块用地性质为广场、绿化、停车,由开发企业出资按照规划设计进行建设,建成后由市场建设服务中心统一管理。
二、项目招商条件
(一)开发企业注册资金须在1亿元以上。
(二)开发企业应为国内商业集团前20名或房地产开发集团前30名,外资企业(境外企业)在参与开发该项目时,其规模和资质应与国内企业相当。
(三)开发企业必须是上市企业。
(四)必须有过成功开发类似项目的业绩,且每年开发建筑面积不低于50万平方米。
(五)该项目开发建设周期三年,自办理土地过户手续之日起,三年内必须开业投入使用。

According to the demand of city holistic layout and the request of Commerce area of Heshan Road,this area will be construct as a synthetical commerce center of trade,commerce lodging,rummery and office block.The architectural area of the commerce part is not below 100 thousand square meters,the part of commerce lodging,rummery and office block are not below 70 thousand square meters.The synthetical cubage rate is about 3.5.The usage quality of plot B is square,virescence,parking,it will be constructed according to the layout of developer,aftet if be finished,the Market constructuion and service center will take over it.
2、The terms to attract merachnts of this project.
⑴The registered fund of the enterprise must over 0.1 billion.
⑵The enterprise must rank before twentieth in commerce groups or before thirtieth in tenemental exploiture groups of the country.If the forein enterprise want to join this project ,its scale must equal to the domestic enterprise.
⑶The enterprise must be the quoted company.
⑷The enterprise must have the successful experience of empolder analogous project and the areas of the empolder mustn’t below 500 thousan square meters.
⑸The construct periods of this project is three years,it must be finished in three years from the date of transact the procedure of glebe transfer.
